Though you can ask for a lease agreement as well, it requires compulsory registration. On the other hand, a rent agreement is easier to prepare as the nature of the deal depends on the landlord and the student. Generally, a rent agreement expires after 11 months. After this period, the PG owner can increase the monthly rent.

Avoid Accommodations More Prone To Police Raids

Police conducting raids on paying guests is quite common as some owners fail to pay tax on time. As a result, they have to shut down the PG. If you want to save yourself from police raids, check whether the owner has obtained all the necessary licenses required to run a paying guest accommodation before signing the rent agreement. The Landlord Is Bound To Return The Security Deposit

Though some paying guest owners ask students to serve one month notice period before the latter vacant the accommodation, they can’t refuse to return the advance security deposit. Every detail about the security deposit should be clearly stated in the rent agreement (including the amount you are paying as the security deposit) and signed by both parties. If the owner is guilty of unauthorized retention of money, the student can file a suit for recovery against him.
